Apply for an NRA rental code (short-term lets/holiday homes)

Following new laws on tourism lets, all landlords that offer properties as short-term lets must first register them in a new national short-term rental registry. The idea behind this is to control better these lets and avoid fraud.

 

All landlords who offer homes, or even individual rooms, as short-term accommodations on property portals that accept online booking and payment, must apply for an NRA code (rental code).

 

This applies to both seasonal lets and holiday homes as they are both short-term rentals. This code allows your property to be registered in a short-term rental registry.  You need to show this code in your rental ads to avoid large fines.

 

  • Holiday homes: You need a Tourism Licence. You must already have a Tourism Licence before applying for an NRA code, as it is required for the application procedure. We can get you a TL in the region of Andalusia.
  • Seasonal lets: Do NOT require a Tourism Licence.

  • Tourist rentals (holiday homes)
  • Seasonal lets
  • Even if you rent individual rooms short term, you must register

 

If you offer a property in Spain using property platforms which enable online bookings and payments (such as AirBnb, Booking, Vrbo, etc), you must register. Idealista is not one of them.

 

Excluded properties

  • Long-term rentals (defined as 12 months plus)
  • Properties offered through Idealista or similar sites (which do not accept online bookings and payments)
