Energy Performance Certificate (EPC)

Property

Following new regulation from 2013, an Energy Performance Certificate (EPC, for short) is required in Spain on:

  • Buying property
  • Selling property
  • Renting property

What is an EPC?

Briefly, it is a report that classifies the efficiency of energy consumption by a home. It assigns an energy rating to each home on a scale which ranges from “A” (the most efficient) to “G” (the least efficient).

EPC tax benefits

Having a good EPC rating qualifies a property for local tax rate reductions of up to 20%.
